How Long Have You Been a Real Estate Agent?

There is nothing wrong with hiring a newly licensed agent for as long as she is affiliated with a reputable company. This way you are guaranteed that she has the training and network needed to do the job well.

One advantage of hiring a newbie is that she can afford to focus on your property since she does not have that many clients yet.

It can’t be denied, however, that it is still best to go with a seasoned real estate agent. As they say, “experience is the best teacher.”

An agent who has sold many houses has acquired the knowledge and skills needed to deal with various situations.

You can count on her to swiftly come up with tried-and-tested solutions to any problems that may arise during the selling process. You can trust her to stay on top of things and ensure that you don’t experience any inconvenience.

What Does Your Portfolio Look Like?

This is meant to give you an insight into the agent’s experience, particularly the type and location of the houses she has sold. Why does this matter? Think of it as “product knowledge”.

If she has sold houses with the same specifications as yours, then you know she wouldn’t have a hard time finding a buyer for your home quickly.

Plus, there’s an advantage to being familiar with the property’s location – i.e., easily highlight the best features of the area to buyers. Remember, in this endeavour, you’re not just selling the house but the neighbourhood as well.

You should also find out her listings’ average days on market (DOM). You don’t want your property to stay on the market for too long. Houses with longer DOM make buyers think that there is something wrong with these properties. This shouldn’t be a problem if you have a good real estate agent.

Basically, look for someone whose listings have a low average DOM. This is a good indicator of how good a seller the agent is.

However, don’t immediately dismiss someone with an oddly high DOM. Sometimes, factors like the market condition have a significant effect on a property’s days on market. Ask the agent to explain the information before deciding whether to hire her or not.

Aside from her listings’ average DOM, inquire about her list-to-price ratio. This should give you an idea of at what price she lists houses and how much they actually sell for.

You want an agent with a ratio that’s close to 100% as this would mean that she’s able to convince buyers to an amount that’s close to the selling price.

Just a word of caution:

Be wary if the agent has a ratio that is way over 100%. To an unsuspecting seller like you, this may seem good. However, it can be that the agent is underpricing the properties for her to have good statistics. So, ask her to explain the numbers to find out how she’s able to achieve such an impressive ratio.

What’s Your Marketing Plan?

It is not enough that the agent has an extensive network. She must also be savvy when it comes to marketing, especially when you have numerous competitors.

Find out how she is going to inform people about your property. Where is she going to advertise your house? How often is she going to promote it?

Nowadays, it is important to leverage the Internet. Many buyers search for properties online. Hence, the agent should be advertising properties online. Ask her to show you a sample of their current web listings. Ideally, they should have well-written descriptions and impressive photos.

Also, inquire about the strategies she’s going to employ to make your property more appealing to buyers. Is she going to stage it? Will she hire professionals to set up the house?

In addition, ask if hiring a professional photographer is part of the plan as this is the standard these days. According to reports, listed properties with excellent pictures get more visits or inquiries.
